Highgate Boarders, N19 – Summer 2021

This truly stunning Edwardian mid-terrace property was in need of renovating when the clients purchased it, they decided to commence the initial planning of the project and Portico Design & Build were lucky enough to be successful in the tender process. We were thrilled to be taking on the challenge of delivering a wonderfully modern, sleek and practical family living space. Our brief was thorough and the clients had an excellent idea of what they wanted and what they were trying to achieve with the design. One aspect of the build that really stood out was the glazing, the amount of light being invited into every corner of the property through cleverly thought out architectural design, was something to behold.

Immense detail was intricately woven into each stage of the process, this was conducive to creating a perfectly bespoke design tailored to the client’s lifestyle and needs. Complete with hard-wired “Sonos” speakers in the ceilings, a plethora of handmade joinery in most rooms, a wonderful bespoke glass roof and rear sliders in the kitchen, hand picked fittings, and beautifully finished fine detailing throughout all make this house ooze class and warmth.

It was a pleasure to work with the clients and the architect on this project and it was definitely one of our favourite builds to date!

Whitehall Park, N19 – Spring 2021

We carried out this kitchen extension and refurbishment project in Whitehall Park for our clients whom were seeking to modernise the house and gain much needed space via architecturally designed features throughout. We built a beautifully sleek and modern small rear extension that was clad in Anthracite grey metal complete with virtually frameless sliding doors, which contrasted wonderfully against the aged London Stock bricks on the rear masonry external wall. In addition, a pitched roof with glass roof lights running the full length of the return were added to bring light into the kitchen area. A new en-suite bathroom was constructed in the existing loft room, full redecoration of the property throughout, utility area in the kitchen and a clever recess in the hallway to act as a cloak area complete with bespoke joinery seating.

The clients were extremely prompt in getting their chosen fittings onsite and had a wonderful mix of traditional and modern pieces that we feel worked very well overall. The modern metal cladding, striking Victorian tiles to the hallway and subtle Farrow & Ball colours throughout make it a pleasure to explore!

We really enjoyed working on this house and were pleased to give the family the home that they had hoped for when planning the project, hopefully they will enjoy the space for years to come!

Whitehall Park, N19 – Spring 2021

Set within the popular residential enclave of Whitehall Park, we were commissioned to carry out this wonderful kitchen and ground floor remodeling project. The clients had a real creative flair and they were very much involved when it came to decision making and the themes that they wanted to work to, which meant that we had a very clear design brief to work from.

The striking frameless glass roof, Crittle patio doors and the beautiful “Oriel” box window were conducive to giving this property a real uniqueness. Little touches like the exposed brick areas in the kitchen, painted exposed steel beam and accent wall/ceiling lighting, added a suggestion of the popular “Industrial” style without being too overbearing. The addition of a bar, (complete with wine cooler, sink and glass shelving) in the reception room added some glitz to the property and made use of an area that often just becomes a high traffic “walk through” to the kitchen.

The gardens in these properties are notoriously small, but the client had some ingenious plans to maximise the outdoor space and create a truly wonderful area for “al fresco” dining and entertaining guests. We dug out the garden to achieve the required level and then created the desired seating/BBQ areas with blockwork. The tops of the raised beds and retaining walls were then clad with Cedar slats to be used as additional seating for guests, and finally an artificial lawn was laid.

Muswell Hill, N10 – Summer 2020

We were instructed to carryout the works on this beautiful large typically Edwardian N10 first floor flat in summer 2020. Working with an existing Architect, we added a second floor in the roof space to significantly increase the overall square footage, whilst also future proofing the space to allow for a second kitchen, should the client decide to split the property into separate dwellings in the future.

The project was littered with high end finishing products and features that complimented the modern, sleek design perfectly. No expense was spared when choosing items like tiles, bathroom suites, and glazing. With a newly designed motorised, wireless, rain sensing skylight that flooded the living space with natural light from above. A quant, rear balcony was added for additional outside space, along with an amazing set of bi-folding windows complete with a toughened glass Juliet balcony.

Carefully thought out accent lighting accompanied with the crisp white d├ęcor and new handmade double glazed sash bay windows, really enhanced the feeling of space in the property and as a result, a truly dreamy ambience was achieved throughout.
